Elegant & Functional

Your vision, translated into an elegant, optimal design

KiLAND is dedicated to making your bathroom remodeling vision a reality. Combining function and style, we translate your requirements into the most elegant, functionally optimum result — a space that works beautifully for busy mornings and unwinds you at night.

Start in our San Jose design center, where vanity cabinetry, flooring, countertops, and hardware are displayed side by side. Choose your palette in person, see it rendered in 3D, and hand the finished plan to the licensed team that builds it.

Why KiLAND

The details are behind the wall.

Bathrooms hide their problems. Moisture, aging substrates, and undersized layouts only reveal themselves once demolition starts — which is why our assessment happens before the quote, not after the surprise.

We look before we quote

Existing surfaces, substrate condition, and structural considerations are assessed up front, so the estimate reflects the real room.

Small rooms, exact work

In a space this size, a few millimeters shows. Layout, cabinetry, and flooring are planned to the inch and installed to match.

Finishes that agree

Vanity cabinetry, flooring, countertops, and hardware selected together, so the finished room reads as a single design.

Licensed & accountable

A full-service licensed general contractor (CA License #1038355), standing behind every product we supply and every project we build.

  • Countertops, sinks & basins

  • Cabinet hardware & storage accessories
  • Fixture coordination — we plan around the fixtures you select, so everything fits as designed
  • Professional installation & project management

Common Questions

Before you remodel your bathroom

It depends on scope and material lead times. We give you a realistic schedule during design, and if it's your only bathroom, we'll plan the sequence to minimise the days it's out of use.

We design around the fixtures you choose and advise on what will fit the layout, then our licensed team installs them as part of the build.

We assess condition before quoting to reduce surprises. If something is discovered during demolition, we show you, explain the options, and agree the change with you before proceeding — nothing gets added to your invoice unannounced.

Yes. Small rooms are often where good design matters most — storage, layout, and proportion do more work in a powder room than in any other space in the house.

Yes. As a licensed general contractor we manage the permitting required for your scope of work.

Often yes. Keeping fixture locations where they are reduces cost meaningfully. We'll show you what changes and what stays, so you can decide where the budget does the most good.

We asked them to quote on a hardwood floor installation. Although I am reasonably experienced with home projects, this was outside of my comfort zone. To make sure, we asked them to come to the house, measure the area correctly and make sure there is a plan for the project. The estimate was about 10k and we accepted. Well, they forgot to charge for the glue - add $850. Oh, the preexisting tiles are sitting in 2" of mortar. That happens sometimes, they said. They could have looked at the subfloor easily to see that, but they did not ... add $4k for additional demo work and new raised subfloor. And the flooring of the house is not even so we have to put transitions in; I was able to persuade them to raise the new subfloor and level things off after a bunch of discussions on how this was too much work, but it required a lengthy discussion. Well, next was that they miscalculated the area ... need to add more hardwood floor material and installation charge ... add $1.7k. And when it came to installing the last transitions to the adjacent rooms, I was told that the material they ordered would not work and they did not have time to get other items and finish it (they said I should finish it myself). Along they way they nicked into my walls many times and left a bunch of black marks. Yes, they offered to repaint, but I kind of lost confidence and considered what may go wrong when their floor installer who does not have time to do his main job would start painting my walls. The small discount they offered me did not make things right. Other than that, it was a wonderful experience ...
